Leasing a home depends on several factors like the time of year, local inventory, the condition of the house, and the asking price. A clean, ready-to-move-in home attracts good renters, and we aim to find qualified tenants and fill vacancies within 30 days.

If we get feedback from potential renters while showing your property, we will let you know. If the asking price isn’t getting the response we want, we’ll talk about the property condition or consider lowering the price.

For homes with tenants, they can submit maintenance requests through the online tenant portal or our 24-hour maintenance hotline. Tenants can describe the issue and upload photos, and owners get the same notification as we do. Our goal is transparency about everything happening with your property. Tenants can also track their requests online.

When we receive a request, we assess if immediate action is needed or if we can troubleshoot with the tenant. Our team is trained to handle common repairs. If needed, we assign the work order to our preferred vendors, who are third-party contractors. We ensure fair costs and satisfactory completion. We can approve repairs under $300 without bothering our clients, but larger repairs need owner approval. Emergency maintenance and habitability issues are exceptions. If needed, we act quickly to protect people or property in the owner’s best interest.

If an owner has a specific handyman or vendor they prefer to use for their property, RPM Complete will take note of it and contact them first for service. When the property is vacant, owners have the option to handle the necessary repairs to prepare it for renting.

Our preference is to utilize our trusted vendors to ensure that leasing deadlines are met. We have regular working relationships with these vendors, and they are insured, licensed, reliable, and dependable.

Does the tenant pay you, and then you pay me?

When tenants pay RPM Complete rent, we deposit it into our trust account. Most tenants pay rent electronically. Once the bank has cleared the funds, we deposit the current month’s rent (after subtracting our fees and any other expenses) into a bank account of your choice. We make owner payments weekly.

More than half of all renters have pets, so being open to pets can increase demand across the entire pool of potential renters. This can lead to higher rental prices, as we charge an additional fee per pet per month. If maximizing rent is important to you, you should consider allowing pets. If you’d rather play it safe, it’s okay to say no pets. If you are open to a pet, we always say, “Pet considered,” which means we may approve the right pet, not all pets.

Like the real estate market determines sales prices, the local rental market determines rental rates. Three factors contribute to the amount of rent your rental property will receive each month.

  1. Availability and rental rates of comparable properties
  2. The features and benefits of your property
  3. The marketing exposure for your vacancy

After we receive the details of your specific rental property, we will complete a market analysis and set a starting price. We then evaluate all vacancies under our management every week, making adjustments in the price or within our marketing strategy to get it rented as quickly as possible.

Renting properties efficiently is crucial to our success and keeping our clients happy. To achieve this, we promote our listings on over 20 top rental websites and pre-screen potential renters by asking about the number of adults and minors, whether they have pets, and how long they have been employed. Our software helps us follow up and gather feedback from every interested party.

We answer all calls during business hours, Monday through Friday, to ensure potential renters speak to a live person and do not look elsewhere. Weekend showings are scheduled by appointment for convenience.

Our rigorous tenant screening process usually prevents these types of issues; however, if a problem should arise, we always respond promptly and aggressively. Rent is due on the 1st and is late on the 4th. If rent has not been paid at this time, the eviction process begins promptly on the 6th of the month in question. The eviction process is started with a 3-day notice to pay or quit. Nuisance issues are handled similarly, with one warning given before a notice is posted.

We work with a local attorney when an unlawful detainer is filed with the court.

All potential tenants (18+)must complete an application as part of a thorough screening process. We start by conducting nationwide background checks and eviction database screenings to review criminal histories and the sex offender registry. Next, we verify their financial qualifications by examining their credit report, employment status, pay stubs, and/or tax returns. Lastly, we contact their two previous landlords to obtain references and review their rental history.
